Fundamentum CEO Carlos Correia

CARLOS CORREIA

CHIEF EXECUTIVE OFFICER

The roots of Fundamentum started in 1996 when Carlos and Mlungisi Hlongwane started Sakhisizwe Holdings.

With a focus on creating shopping centres in underserved communities throughout South Africa, Carlos gained extensive experience not only in the retail sector but in residential and commercial too, and how they serve the greater community in which they are developed.

From 2005 to 2011 they were invested in Vukile, which is listed on the JSE, with Mlungisi sitting on the board of Vukile and Carlos on the Board, of Lazarus Capital , the 25%shareholder in Vukile at the time.

After exiting Vukile in 2012, Carlos and partners Sean Bergsma, Brendon Penn and Donovan Bergsma started Fundamentum Property Group. This partnership not only created a sizeable property portfolio of well-managed assets with strong income streams but also brought the long-term vision of Westown, Shongweni to life.

ONESISA PEPETA

PROPERTY PORTFOLIO MANAGER

Onesisa joined Fundamentum Property Group in January 2020 on an internship in the role of Junior Leasing Administrator: New Developments.

In November 2020 Onesisa was appointed permanently in this role. The focus of this role was lease administration for the new development, Midway Crossing.

In September 2021 Onesisa was appointed Assistant Property Portfolio Manager within the Fundamentum Property Group. In March 2023 Onesisa was appointed Property Portfolio Manager.

Muhammed Rassool

MUHAMMED RASSOOL

FINANCE MANAGER

Muhammed graduated from the University of South Africa (UNISA) allowing him to pursue a career in the finance sector.

In December 2019 he successfully completed his SAIPA (South African Institute of Professional Accountants) learnership at Brand van Niekerk & Co Inc. After completing his learnership, Brand van Niekerk & Co Inc extended their generosity by allowing him to remain as an employee, which allowed him to gain a vast amount of knowledge in the field of Assurance Engagements.

In April 2021 he assumed the position of Senior Financial Accountant at the Fundamentum Property Group and in February 2022 he was promoted to Finance Manager.

Janice Thorpe

JANICE THORPE

GENERAL MANAGER

Since 1982 Janice has had vast experience in finance, human resources, project, and operations management, as well as all aspects of property administration in both the residential, commercial and NGO sectors.

Janice has worked for Woodhaven Ltd. (subsidiary of Goldfield Properties) in the development and management of residential sectional title and NBS Bank Ltd. commercial property division. Here she functioned as the senior property administrator in property/leasing administration for the commercial property portfolio for both NBS owned properties and NBS branches leased from outside Landlords in shopping centres and other properties.

Additionally, she gained 10 years of knowledge at the Diocese of Natal, managing a large portfolio of church-owned properties, which included buildings, rectories and properties held in urban, semi-rural and rural areas.

In 2007 she joined Habitat for Humanity where she gained over 5 years’ experience as an administrative and operations manager, working with the communities, the Department of Human Settlements and other corporates building homes for disadvantaged families.

Janice joined the Fundamentum Property Group in May 2013.

LANGA FREEDOM MSANI

PORTFOLIO MANAGER

Langa joined the Fundamentum Property Group in November 2022 on an internship in the role of Property Management. 

In August 2023 Langa was appointed Property Portfolio Manager.

John Brink

JOHN BRINK

Chief financial officer

John is a qualified CA (SA) and has since 2009 gained experience in the property development and construction industry.

He joined Basil Read in 2009 as a junior financial manager before being appointed as Head of Finance in 2012 whilst also serving on several boards. He held this position until joining the Investec Property Group as CFO in 2015 when he also took responsibility for the development and trading businesses.

Searching for a better-quality lifestyle he relocated with his family to KZN’s North Coast in 2020 spending 2 years in private equity before joining the Fundamentum Group in 2022.

LANA PATTISON

Divisional Director: Retail Leasing

Lana’s passion for retail is driven by her experience in the property industry since 1990, over which time, she has had the opportunity to be part of dynamic larger developments like Gateway, the Pavilion, Arbour Crossing and Galleria Mall in KZN.

During her 24 years employed with Marriott Property Group and then Old Mutual Properties, Lana’s passion for retail developments extended throughout South Africa.

Lana has a solid network of property owners, retailers, and peers in the property industry. Her passion lies in projects where she can take a leadership role of accountability ensuring that the deliverables are met or exceeded.

Having completed the Certificate of Shopping Centre Management (CSCM) course through the University of Pretoria and the South African Council of Shopping Centres, Lana has gone on to mentor youths in her vision to give back to the industry.

Lana joined the Fundamentum Property Group in October 2018.

SAMUKELISIWE WENDY ZONDI

ASSISTANT PROPERTY PORTFOLIO MANAGER

Wendy joined the Fundamentum Property Group in September 2021. In October 2022 Wendy was appointed Assistant Property Portfolio Manager. 

Jason Correia

JASON CORREIA

PORTFOLIO MANAGER

Jason joined Fundamentum Property Group in January 2020 as an intern where he was exposed to several different areas within the business, namely development, asset management, leasing procedures, finance procedures, HR procedures, office management and compliance.

In January 2021 Jason was appointed as the Portfolio Manager responsible for various properties in the KwaZulu Natal area.

In October 2021 Jason received a certificate from the University of Cape Town: Faculty of Engineering & the Built Environment for a course in Property Management: Marketing, Contracts and Administration.

MALCOM NAIDOO

ASSET MANAGER

Malcolm qualified in Quantity Surveying and Building Management in 1998 and entered the retail and commercial property industry later that year. In 2001 Malcolm accepted a management role for a listed portfolio, consisting mainly of industrial and commercial property assets, in Johannesburg.

An opportunity arose in 2008, to assume the role of portfolio manager in a mixed portfolio in Durban. Malcolm’s vast knowledge base and experience in retail, commercial and industrial sectors makes him an asset to any organisation.

His skill and property grooming makes him the ideal candidate for the duties associated with the asset management position he has taken up with Fundamentum effective 1 July 2017.

DEVON DONALDSON

ASSET MANAGER

Based in Gauteng, Devon entered the Retail and Commercial Property industry in 2006, where an opportunity followed in 2009 to assume the Property and General Management role for a privately-owned portfolio consisting mainly of Retail and Commercial Property assets. The insights and experience he gained was not only challenging but also highly rewarding and perfectly positioned him for the duties associated with the Asset Management position he has taken up with Fundamentum since May 2015.
